Typically, price increases are a slow-moving process, so it is rare to see core inflation accelerate this much this quickly. The Survey of Professional Forecasters has found longer-run expectations for inflation have leveled out at 2% — the Fed's target. These one-offs have had an outsize impact on the overall inflation picture. Ahead of 2024, the contribution from acyclical components to core inflation was essentially zero. The strong growth in private demand suggests that second-quarter GDP could be even more robust.

“Traverse City is becoming Myrtle Beach meets Hilton Head — a place catering to a population outside the region,” Mr. Treter said. What sets this project apart from others like it is how it’s paid for. Mr. Treter developed the space with Kate Redman, a lawyer who works with nonprofit organizations, and several other entrepreneurs who were dealing with similar challenges. They created a crowdfunding campaign that recruited nearly 500 residents to invest $1.3 million as a down payment to help finance the project’s construction and earn up to 7 percent annually in dividend payments. Roughly 500 more residents contributed $50 each to join the project as co-op members.

CNN —At least 37 people have been killed, and more than a dozen injured on the Indonesian island of Sumatra after heavy rains triggered flash flooding and a cold lava flow from an active volcano, search and rescue officials said on Sunday. Cold lava, also known as lahar, is a mixture of volcanic debris such as ash, sand and pebbles that flows down a volcano’s slopes during wet weather. Images shared by Indonesia’s disaster response agency showed thick mud and ash partially covering roads and mountainside villages near the foot of Mount Marapi, an active volcano in western Sumatra. Recent reports indicate that Australian home prices are set to continue their upward trend, driven by increasing migration rates and a shortage of housing supply. Treasurer Jim Chalmers is set to deliver the budget on Tuesday, which is expected to focus on addressing the nation's housing crisis. The Albanese government has already said it plans to allocate 88.8 million Australian dollars ($58.7 million) to train 20,000 local workers for the construction and housing sector. The National Housing Supply and Affordability Council (NHSAC) said Australia's limited housing supply has been further stretched by a number of factors, including "the resumption of migration at pace, rising interest rates, skills shortages, elevated construction company insolvencies, weak consumer confidence and cost inflation." She also said high housing prices have "ugly" long-term effects.

On a one-year basis, the expectation increased to 3.3%, up 0.3 percentage point from March and the highest since November 2023. However, expected increases in housing prices are particularly troublesome for policymakers who expected shelter costs to ease this year. Along with expected higher home costs, respondents see rents rising 9.1%, up 0.4 percentage point from the prior month. They expect food prices to increase 5.3% (up 0.2 percentage point from a month ago), gasoline to rise 4.8% (up 0.3 percentage point); and college education to increase by 9%, a 2.5 percentage point surge. Economists surveyed by Dow Jones expect the all-items CPI to show a 3.4% increase for April from the prior year, down 0.1 percentage point from March.

Gen Z is getting hit hard by inflation
  + stars: | 2024-05-12 | by ( Krystal Hur | ) edition.cnn.com   time to read: +8 min
For Gen Z, it was the Covid-19 pandemic. Why are we seeing that Gen Z is tapping into their credit more than their Millennial counterparts 10 years ago? Most Gen Z consumers are not homeowners. And so I think that’s been a big cause of what’s been driving a lot of that financial strain that Gen Z consumers have seen. The key is to not use the personal loans to pay off credit card debt and then run your credit card bills right back up after you do that.

Preparation and being in the right place at the right time is how he said he's built up his real-estate portfolio in Erie County, Pennsylvania, over the last four decades. Throughout his real-estate investing journey, many of Miller's deals came about through seller financing and being at the right place at the right time. Another financing strategy Miller employed to build his portfolio was using a hard-money lender. "Hard-money lending is probably something that's going to help you grow your portfolio faster than any other thing," Miller said. "Most of these programs range anywhere from a hundred percent financing all the way up to 105% financing, depending on the state."

A new Zillow and StreetEasy analysis finds that rental price growth is far outpacing wage growth in most big cities — and New Yorkers are particularly screwed. In New York City, rents increased seven times as fast as wages from 2022 to 2023. Similarly, renters in Boston, Cincinnati, and Buffalo are seeing their wage growth dwarfed by their rent increases. But it's not all bad news for prospective and current tenants: There are still a handful of cities where wage growth has outpaced rent increases. While wages rose by 5.5% between 2022 and 2023, rents increased by just 0.8%, the Zillow/StreetEasy report found.

Going to an Ivy League institution like Harvard University can pay off in the long run. Before they get there, though, Harvard students have a steep price to pay. However, many students pay far less than the sticker price. Over half — 55% — of Harvard undergraduates receive institutional scholarships, according to the school, and 24% of Harvard families pay nothing after aid and grants. Students who receive federal financial aid pay an average of $19,500 a year to attend Harvard, according to the College Scorecard.

The Leading Indicator of Remodeling Activity, an outlook measuring home improvement and repair spending on owner-occupied homes, peaked at 17.3% in the third quarter of 2022. The NAHB/Westlake Royal Remodeling Market Index by the National Association of Home Builders reflects a similar decline. In a release for the group's first quarter report, NAHB Remodelers Chair Mike Pressgrove noted that "demand for remodeling remains solid, especially among customers who don't need to finance theirprojects at current interest rates." The increase in home improvement spending, along the decrease in projects, suggests inflation corroded household budgets, according to the home services website.

Home prices are on the rise again after declining for the second half of 2023, with 93% of all major metro areas posting gains so far in 2024, a National Association of Realtors report reveals. Roughly one-third of the 223 major metro markets NAR examined had a double-digit price increase in the first three months of 2024. The surge in prices is largely due to pent-up demand for homes, says Lawrence Yun, NAR's chief economist. "In the current market, rising prices are the direct result of insufficient housing supply not meeting the full demand," Yun says. Here are the 10 metro areas where home prices have increased the most so far in 2024.
